I’m looking at a 2 bed flat for £795pcm. It has been on the market since mid-October, however has had no rent decrease. I have a viewing booked in a couple of days and I’m wondering if I can negotiate 5-7% off the rent (739.35-755.25).

The only issue is I have guinea pigs (cage only, and don’t cause any damage), and I’m wondering if this means I don’t have much of a leg to stand on. The property doesn’t specify any issues with pets.
The main thing I wanted to offer in return was signing for a longer tenancy however with the 2026 renters rights the tenancy would become a rolling contract by May anyhow.

The other things are things that generally make a good tenant (single, non smoker, good income, uk based guarantor, previous landlord reference), however I’m worried that trying to negotiate rent would mean they would prefer to go with another applicant.

It is a really nice flat, great EPC, decent enough area. Bills/utilities excluded and unfurnished but comes with white goods. Lots of sunlight.
